Renting property couldn’t get any easier than working with us. We work closely with you to combine our transactional and extensive research efforts to create one of the easiest, professional, and most organized rental application a landlord has seen, which will truly make your application standout above the majority.

Acre + Lot Real Estate has an aggressive onboarding process and a variety of research resources to set our tenant clients up for success. We are effective at helping clients sort through and organize information to find the best deal for them that is currently available. We work quickly for our tenant clients in our competitive rental market.

Our Broker and/or Sales Associates will discuss our unique and effective processes with you during your no obligation buyer consultation.

Getting Started:

  1. Complete our online request form.

  2. Gather your documents and submit them to your Sales Associate.

  3. Wait for your notice of Broker approval.

    • You’ll receive an emailed copy of your signed representation agreement.

  4. Start working with your Sales Associate!

We accept qualified tenant clients. To qualify, tenants must have:

  1. Verifiable monthly income at least 3x the amount of rent

  2. Proof of funds for applications, deposits, and move-in fees

  3. Verifiable employment

  4. No criminal history

  5. No evictions, broken leases, or unpaid rental debts

  6. Good or better credit history

The Acre + Lot Real Estate Rental Process

We have a multi-step rental process that creates a working relationship that is based on professionalism, respect, and reciprocity with our tenant clients.

  1. We request prospective tenant information in writing up front prior to meeting through our request form.

  2. Tenants schedule their online consultation with us at a time that best suits them.

  3. During the Tenant Consultation, we discuss tenant needs and our process, additional documents needed to begin the rental process, and the Buyer/Tenant Representation Agreement when we both decide to move forward.

  4. Once the prospective tenant has submitted all documents to the Broker by the deadline, the Broker will sign the Buyer/Tenant Representation Agreement, and the process will move forward as agreed.

STANDARDIZED LEVEL OF SERVICE

Every tenant client receives the same level of service and a streamlined system for every transaction no matter which one of our Sales Associates is assisting them. We regularly update and consult our clients; discuss strategies to achieve client goals; provide recommendations, advice, reassessments, and renegotiations as we strive to create a professional, organized and fully complete rental application for our tenant clients.

FLEXIBILITY TO SWITCH TO PURCHASE

Acre + Lot Real Estate understands that decisions can change, especially when we have more information available to us. If at any time a tenant client wants to consider purchasing, we are ready and can make the transaction transition easily.

“FULLY COMPLETE” PHILOSOPHY

Our philosophy about “fully complete” is that the rental application contains all its required information and verifiable copies of documents for: proof of income, list of occupants, list of leaseholders, identification; landlord required authorization letters signed by the tenant for background, credit, and work history checks; pre-filled lease addendums from the tenant, required disclosures from the landlord prior to submitting a rental application, and other information or documentation as required.

PROPERTY TYPES

Acre + Lot Real Estate assists with a variety of real estate property types with the exception of large commercial, industrial, agricultural, and legally/environmentally complex transactions.

COMMISSION RATE

Our commission rates for tenants are truly negotiable between our tenant clients and the Broker. Sales Associates are only able to initiate negotiations. Commission rates are also available for renegotiation with the Broker.

The key to success is complete pre-filled rental application reference packet, full cooperation, timely responses, and a property-focused mindset. Our mantra is, “the only way to get the deal done is the right way.”

DISCLOSE, DISCLOSE, DISCLOSE

We believe in full property disclosure to tenants. The more a landlord discloses about material facts regarding their property, the more confident a prospective tenant is in making an informed decision.

We work diligently to obtain landlord documents and gather information from external sources about properties clients are considering to lease prior to the submission of a rental application to the landlord. We also provide advice to our tenant clients when information is not available or able to be obtained from the landlord in a reasonable amount of time.

FULL BROKER SUPPORT

Our Sales Associates are an extension of the Broker of Record. We work as a team to serve each of our clients with the full support of the Broker. This means the Broker is the only one who can make your Buyer/Tenant Representation Agreement, amendments, extensions, and termination effective ensuring the Broker reviews and approves all your documents, as well as having the flexibility to reassign your file to another Sales Associate when the need arises so that you maintain the high level of service you expect to receive.

Acre + Lot Real Estate also has specifically dedicated client hours 7 days a week to reduce distractions so that we remain readily available and focused on you.
