Listing your property for sale couldn’t get any better than listing with us. We work closely with you to combine our transactional and marketing efforts to create one of the easiest and most transparent listings a buyer has seen, which will truly make your listing standout above the majority online, in real life (IRL), and on the Houston Association of REALTORS (HAR) Multiple Listing Service (MLS).

We have an aggressive onboarding process and marketing campaign with proven methods that have garnered attention in the communities we serve.

Our Broker and/or Sales Associates will discuss our unique and effective processes with you during your no obligation online seller consultation.

Getting Started:

  1. Complete our online request form.

  2. Gather your documents and submit them to your Sales Associate.

  3. Wait for your notice of Broker approval.

    • You’ll receive an emailed copy of your signed representation agreement.

  4. Start working with your Sales Associate!

The Acre + Lot Real Estate Listing Process

We have a multi-step listing process that creates a working relationship that is based on professionalism, respect, and reciprocity with our seller clients.

  1. We request prospective seller information in writing up front prior to meeting through our request form.

  2. Sellers schedule their online consultation with us at a time that best suits them.

  3. Sellers complete an online Texas Seller’s Disclosure form that is automatically submitted to the Sales Associate and Broker for review.

  4. During the Seller’s consultation, we discuss our listing process, additional documents needed for the listing appointment, and we schedule the listing appointment when we both decide to move forward.

  5. At the listing appointment, we review the documents, tour the property, review comparable properties, and discuss the listing agreement.

  6. Once the prospective seller has submitted all documents to the Broker by the deadline, the Broker will sign the listing agreement and the listing will be submitted to the MLS as agreed.

STANDARDIZED LEVEL OF SERVICE

Every seller client receives the same level of service and a streamlined system for every transaction no matter which one of our Sales Associates is assisting them. We regularly update and consult our clients; discuss strategies to achieve client goals; provide recommendations, advice, reassessments, and renegotiations as we strive to achieve the highest and best offer available for our seller’s properties.

“HIGHEST AND BEST OFFER” PHILOSOPHY

Our philosophy about “highest and best offer” is that the offer is for our clients, not us. If a “highest and best offer” is $500 or $50,000,000+, with or without any concessions in the terms, our client is the only one who can accept or reject the offer from the prospective buyer.

PROPERTY TYPES

Acre + Lot Real Estate assists with a variety of real estate property types with the exception of leases or management of any type, large commercial, industrial, agricultural, and legally/environmentally complex transactions.

COMMISSION RATE

Our commission rates for sellers are truly negotiable between our seller clients and the Broker. Sales Associates are only able to initiate negotiations. Commission rates are also available for renegotiation with the Broker.

DISCLOSE, DISCLOSE, DISCLOSE

We believe in full property disclosure to buyers. The more a seller discloses about material facts regarding their property, the more confident a prospective buyer (and their lender) is in making an informed decision.

FULL BROKER SUPPORT

Our Sales Associates are an extension of the Broker of Record. We work as a team to serve each of our clients with the full support of the Broker. This means the Broker is the only one who can make your listing agreement, amendments, extensions, and termination effective ensuring the Broker reviews and approves all your documents, as well as having the flexibility to reassign your file to another Sales Associate when the need arises so that you maintain the high level of service you expect to receive.

Acre + Lot Real Estate also has specifically dedicated client hours 7 days a week to reduce distractions so that we remain readily available and focused on you.
